There are New Rules of Real Estate that are essential to understand so a house can sell for FULL value without the worry of it sitting on the market unsold.
Here are your New Rules of Real Estate:
Rule #1 – A house needs to look absolutely amazing when people come to see it. Buyers have very high expectations due to what they see on HGTV and in other media. They expect perfection and are brutally unforgiving when a house doesn’t look great! Please don’t stress just hire me and I will take care of it and make your life easy.
Rule #2 – The price must be perfect! Because of sites like Zillow, buyers know what every house for sale looks like and how much it is. Buyers today are picky and very savvy. Unless a house is priced at a fair value, it will sit on the market unsold for a very long time!
Rule #3 – The photos of a house must be gorgeous! Pictures taken with a phone won’t cut it. I hire professional photographer for you. I also offer free home staging. I give my clients tips to save you money not spend it.
Rule #4 – Exposure is key! Most people don’t realize that our local MLS is guaranteed to send a home listing to only a few real estate websites. I use all social media paid advertising and all MLS companies. I expose my listings to real estate groups as well.
Every other site other than IDX feeds requires some form of manual input (or luck/chance that it gets scraped off the internet somehow). So, a great agent needs to know how to get that exposure to truly deliver a worldwide audience of buyers. I refresh the listing every 2 times a week, so it appears on the top of real estate search portals.
Rule #5 – Selling is harder than ever before. Buyers are more demanding and there are more hoops to jump through. Home sellers need an experienced Realtor that can help them navigate this process so buyers don’t get frustrated and walk away!
Rule #6 – Be very prepared and flexible with showings. Use baskets for small items so to give that uncluttered look in your laundry room and bathrooms. Organize closets so they’re not packed and full.
Rule #7 – If your walk-way and driveway can use a pressure wash this will give the house some really deserved curb appeal. That equals less time on the market for you and more money in your pocket.
Rule #8 – Repair any leaks or old water marks on your walls and ceilings. This is a big thing for a perspective buyer. Also, a new coat of paint goes a long way with getting you top-dollar for your home. Make sure the deck is not falling apart and is stained or painted.
